Landlords 'should build good relationship with tenants'

In order to overcome any problems they may have with tenants, landlords have been advised to build a good relationship with their client from the move-in date.

Should they face any problems with tenants being unable to pay their rent, property professionals may wish to consider turning to their lender for advice, Simon Gordon, head of communications at the National Landlords Association (NLA), advised.

His comments came after the NLA revealed that 74 per cent of calls to its advice line are from landlords worried about tenants' ability to pay rent.

"Have a good relationship with your tenants from the start, so that if either you or the tenant get into any difficulties, you are already in communication, you have a good relationship and you can talk," Mr Gordon recommended.

Landlords who are experiencing trouble in finding people to rent out their property during the ongoing economic downturn may wish to consider giving the house a green makeover.

The Energy Saving Trust states that tenants are looking for warm and comfortable homes that are cheap to run, which may prompt property professionals to invest in a condensing boiler.
